NYC Market Update: Reading the Room After the Election

 

If you’ve spent any time in Manhattan the last few weeks on tours, at lunches, talking with clients, you’ve probably felt it: a low hum of anxiety about what a new mayoral administration might mean for the city’s trajectory.

 

It’s understandable. Change at the top always brings a wave of speculation, and this year’s election produced plenty of it.

 

But here’s the part getting lost in the noise: the commercial markets aren’t behaving like a city bracing for impact. If anything, they’re showing the opposite.

 

Focusing on the asset classes we live in - office space - activity levels are the strongest we’ve seen since 2019, and in some pockets stronger. Deals are getting done quickly. Large requirements are out in force. Space that sat for years is finally turning over. And quality product is being chased, not avoided.

 

In office specifically, the narrative on softness and excess supply is badly outdated. Big tenants are doubling down in Midtown and the West Side, and there’s a growing shortage of large, contiguous blocks for the first time in years. Buildings that were written off during Covid have stabilized or repositioned, and in many cases are outperforming.

 

On the institutional side - schools, nonprofits, specialty programs, the story is even clearer. These organizations draw from wide, diversified populations across Manhattan, Brooklyn, Queens, Westchester, Long Island, and New Jersey. Their location decisions are driven by mission, accessibility, and the communities they serve, not by which political headline is trending. And demand for specialized education and community institutions remains exceptionally strong.

 

And let’s not ignore the part of New York that tends to get forgotten in these conversations: the infrastructure has gotten better, not worse. Penn Station redevelopment is underway, Moynihan is a once-in-a-generation upgrade, East Side Access finally opened the east side to Long Island, and Port Authority’s overhaul is advancing. These aren’t small wins—they materially strengthen the city’s long-term appeal for commuters, employers, and institutions.

 

None of this is to say policy doesn’t matter. It does. But the idea that one administration can rewrite the gravitational pull of this city ignores 150 years of cyclical evidence.

 

New York has endured recessions, market crashes, crime waves, pandemics, tax hikes, and political pendulum swings that would have flattened any other City and yet the engines that make this place matter keep firing: Talent keeps coming, capital keeps flowing in and businesses keep anchoring deeper. NYC remains Primetime.

The election has introduced jitters. The market, on the other hand, is signaling confidence, momentum, and most importantly, commitment.
